When will you know what is available for August 2021? When can I sign a lease for the August 2021 lease term?

We will not know what properties are available for August 2021 until March 2, 2021. On March 2nd at 9:00 AM, we will begin signing leases for the August 2021 leasing term. We will begin showing properties on March 3rd after a Rental Application has been turned in to the office and approved.


I want to rent a property from you. Where do I start?

We are so glad you are interested in Crabtree Properties! Please contact our office during business hours. We would be glad to schedule a viewing of any property that is listed "Available" on our website after a Rental Application has been filled out, turned in to the office and approved. Please note that some properties need 24 hours notice before viewing. We do not provide interior photos of the house due to tenant privacy.


Are the prices listed per property or per bedroom?

All listed prices are for the entire property per month. We do not rent by the bedroom.


How much will the Security Deposit be?

The Security Deposit will be the equivalent of one month’s rent. It must be paid for all applicants on the lease before a lease will be executed. The Security Deposit DOES NOT COVER any month’s rent.


Am I required to sign a lease?

Yes, you are required to sign the lease. The length of your lease will be 12 months. Our leases typically run August 1st through July 25th. We DO NOT offer 6 month leases. 


If I am under 21, can I sign a lease?

Yes, you can sign a lease. However, you must first have a parent/guardian sign our Lease Guaranty form and have it witnessed by a notary public. The Lease Guaranty form can be found on the side bar.


Do you allow pets?

YES! We allow pets at ALL of our properties.

EFFECTIVE AUGUST 1, 2020 LEASE: There is a $300.00 non-refundable pet fee required at move-in date or at time pet is acquired. No poisonous snakes allowed. This fee is for a maximum of two (2) pets and any additional pet(s) will require a $100.00 non-refundable pet fee per pet. This fee does not cover any damages to property created by the pet(s). It is for the privilege of having a pet living on lessor’s premises. If lessee(s) chooses to have a dog(s) on lessor’s property, lessee(s) is required to carry a Renter’s Insurance Policy with a minimum liability covering at least $300,000.00 and have “Crabtree Properties, Inc.” listed as an Additional Insured on the policy. This policy is required in the office before move in date or when pet is acquired.

How do I report a maintenance issue?

There are several ways that tenants can report maintenance issues! You can call them in at our office any time during business hours or tell us in person.


Can I be charged for maintenance at the property?

Yes. If the resident neglects or damages the property, you will be charged for it. Please refer to your lease for more information.


Are utilities and/or amenities included in monthly rent?

No, the utilities are paid by the tenant. Some rental homes require gas. The tenant is required to leave utilities in their name the entire lease period. ALL of our properties have a washer and dryer. Crabtree Properties offers complimentary lawn care service that includes cutting the grass and weed-eating.


When is rent due?

Rent is due on the 1st day of the month. If rent is not in the office on the 5th day, a $50.00 late fee will be charged and $5.00 per day thereafter.


How do I pay my rent?

We have several payment options!

  • Bring your payment to the office.

  • Pay after hours by putting it in the drop box.

  • Mail it to P.O. Box 502, Starkville, MS 39760.

Forms of Payment Accepted:

  • Checks, money orders and cash ONLY!

  • Please make checks and money orders payable to Crabtree Properties and include your rental address in the memo section (For example: 400 Louisville).

  • WE DO NOT ACCEPT CREDIT CARDS!

  • We DO NOT ACCEPT housing/Section 8. We are sorry for the inconvenience.


May I sublease the property?

No. However, the tenant will be responsible for finding new tenants to take over the remainder of their lease. The new tenants will also have to fill out a rental application and be approved by our office beforehand.
